Property Negotiator
Home Based with Regular Travel in Midlands

The Job Opportunity
The Property Negotiator is responsible for the identification of target properties, that match the AASC Midlands Contract's property type, volume and quality requirements and to manage these properties rapidly through the pipeline to the point they are available to accommodate Service Users.

Key Skills
• Extensive experience of property acquisitions in a service orientated environment.
• Experience of adding value and additional commercial benefit through the development of constructive relationships
• Experience of property related documentation, e.g. tenancy agreements
• Experience of property related mechanisms, e.g. property 'Schedule of Rents' system
• Excellent knowledge and understanding of business management principles including decision making, negotiation, planning, budgeting and projections
• Extensive knowledge of the property market throughout the North West
• Strong negotiation skills including the ability to handle conflict
• Strong organisation and planning skills
• Excellent oral and written communications
• Excellent knowledge of Microsoft Office (including Excel and Word).
Qualifications
Minimum GCSE education
Minimum of 2 years working within property related industry.
Desirable: Housing related qualification

Property Negotiator

The Job Opportunity
The Property Negotiator is responsible for the identification of target properties, that match the AASC Midlands Contract's property type, volume and quality requirements and to manage these properties rapidly through the pipeline to the point they are available to accommodate Service Users.
Daily Duties Involve
- Develop promotional material and use this material to actively promote the AASC Contract's need for property in targeted areas
- Actively search for new properties in targeted areas through local estate agents, area visits (driving local streets), media (newspaper and web), landlord relationships and other networks
- Work with local estate agents and landlords to make them aware of the type and volume of properties that the AASC Contract requires
- To build their personal network in the areas they are working in to create a flow of properties put forward to the AASC Contract (matching the Contract's needs), forging strong relationships with property providers
- Meet with potential landlords to discuss property requirements and identify prospects
- Identify property prospects that go into the front of the property pipeline. The type, volume and quality of prospects need to meet the Contract's requirements.
- To assess the fit of property prospects to the AASC Contract's requirements, progressing/rejecting properties as appropriate and using this consideration in setting appropriate negotiation targets & limits
- Complete initial inspections, condition surveys, layout plans, schedule of required works and inventory requirement list
- Estimate the approximate value of all remedial works required to bring the property to the required standards of the contract and use this cost consideration in setting appropriate negotiation targets & limits
- Load the appropriate IT systems with the faults identified during initial inspection
- Select the most appropriate landlord lease agreement, and negotiate and agree appropriate rental terms directly with the landlord
- Complete/check the required paperwork/forms for the property (including vendor forms, proof of ownership, planning permissions, meter readings, LABC applications etc.)
- Ensure that all properties procured to the portfolio are safe, habitable, fit for purpose and fully equipped in accordance with AASC Standards
- Create the property in the IT system
- Book the required property tasks (POs for inventory, gas and electrical certificates, cleaning etc.).
- Assist with the development and mentoring of the remainder of the team, supporting the Property Acquisition Manager with training of new Property Negotiators
- Liaise with the Local Authorities regarding EHO visits.
- When necessary to deal with any day to day issues raised by the AASC team or customers.
