OVERALL PURPOSE
To assist the Principal Surveyor and provide a Professional Building Surveying Service for all property owned or occupied by Babcock International Group PLC

PRINCIPAL ACCOUNTABILITIES OR MAIN TASKS
1.Responsible for the provision of:
◦ Dilapidation negotiations
◦ Preparation of Schedules of Condition
◦ Project Management activities
◦ Condition Surveys
◦ Production of tender documentation covering property refurbishment/alterations
◦ Production of specifications and CAD drawings
◦ Production and submission of Building Warrant andPlanning Consent applications
◦ Contract management
◦ CDM Duties as Principal Designer
2.The role involves the full range of building surveying activities, with a strong emphasis on technical assessment and delivery.
3.To provide an efficient, effective and comprehensive customer orientated service delivering the duties associated with the post in accordance with the organisations policies, procedures and regulations.
4.To provide a high quality, professional surveying and project management function.
5.To undertake pre-contract and contract duties for planned maintenance and refurbishment programmes to include the following duties:
.Feasibility studies
.Scheme designs
.Specification and tender (pre-contract)
.Contract management
10.Health and Safety
11.Financial and quality control
12.Development of property refurbishment schemes in line with organisations requirements.
13.Prepare Building Warrant and Planning Applications where necessary for property refurbishment schemes.
14.Assist the Principal Surveyor and Group Property Manager in preparation of formal lease and Capex proposals for Board submission including budgetary information.
15.To supervise and monitor performance of contractors to ensure quality and value for money.
16.Develop, manage and control budgets in respect to all functions outlined under job purpose.
17.Develop and manage a strong relationship with external service providers through constructive and proactive communication.
18.Maintain an up-to-date knowledge of Legislation and Policies and key industry developments in the Construction sector, through continual professional development and identify opportunities to implement Best Practice.
19.Any other duties within the grade and scope of the post.
20.Any other duties reasonably required of the post holder by the Principal Surveyor.
 
PERFORMANCE CRITERIA
• Extensive post-qualification experience of managing challenging fit out/refurbishment projects within a client facing organisation in a senior position.
• Experience of delivering projects within budgetary constraints and timescales.
• Extensive experience of drafting technical specifications and contract documentation.
• Excellent working knowledge of the type of contracts used within the construction and maintenance industry.
• Significant knowledge of building construction, infrastructure and an appreciation of building services M&E installations.
• Proficient in the use of AutoCAD software.
• Significant knowledge of legislation, guidelines and industry best practice relating to Health and Safety.
• Experience of workingin the Principal Designer role with duties as outlined in CDM 2015 Regulations.
• Significant project management experience in managing construction projects.
• A customer focused approach with a track record of delivering high quality customer service to a diverse mix of stakeholders.
 
PERSON SPECIFICATION
1. Qualifications and Experience
• Chartered Building Surveyor and Corporate Member of RICS, CIOB or other relevant professional body.
• BSc Building Surveying/Construction or other equivalent qualification relevant to the post.
• NEBOSH qualification or equivalent.
• Proven strategic management and leadership skills.
• Experience of industrial and office facilities.
• Advanced knowledge of Microsoft Office  products and other related IT Software packages.
